Vacation Properties: Investment or Relaxation?

Vacation Properties: Investment or Relaxation?
An apartment by the sea sounds like a dream. Morning coffee on the terrace, a few minutes to the beach, the freedom to head to the coast whenever you wish. But behind this dream stands one very practical question: are you buying a place to relax, or are you making an investment?
Years ago, a vacation property was almost always bought with the idea of giving the family a place to go to the seaside. Today, it is a much more specific category. It is a property that brings emotion, but also requires sober judgment. It can be a personal retreat, a source of rental income, or a long-term asset. In some cases, it manages to combine all three. In others, it turns into a cost that owners underestimate at the time of purchase.

What are you actually buying: a property, income, or a lifestyle?

With vacation properties, the decision is rarely only financial. It includes personal taste, family plans, memories, dreams, and the desire for more freedom. The buyer often imagines not just square meters, but a specific way of life. At the same time, buying a property by the sea is a serious expense. That is why it is important to consider the practical side as well: is there demand in the area, can the property be rented out, what are the maintenance costs, is there an annual fee if the property is in a complex, what is the liquidity, and will the location remain attractive years from now. A good vacation property purchase is one where emotion does not outrun the calculation.

When is a vacation property a good investment?

A vacation property makes investment sense when it can work for you outside the time when you personally use it. This does not necessarily mean that it has to generate income all year round, but it does mean that the purchase should have a clear logic: why this exact location, why this exact property, and what its real potential is after the purchase.
For seaside properties, the season is important, but it is not the only factor. A property in an area with good infrastructure, easy access, a well-maintained environment, and tourist demand has a better chance of being rented successfully. It is even better if the location has life outside the active summer months, because this expands the possibilities for both use and rental.
Complexes deserve special attention. At first glance, they often look convenient: a swimming pool, security, green areas, reception, maintenance. But all these conveniences come at a price. The annual fee can seriously change the calculation, especially if the property is rented out only for a few weeks a year. That is why it is important to know before buying how much the maintenance costs, what it includes, and how the complex is managed.
A good investment is not measured only by whether the property can be rented out in July and August. It is also important how it will perform in a future sale. If the property is in a well-maintained building, with reasonable costs, a good location, and a wide circle of potential buyers, the risk is lower. If it is too specific, has high fees, or is in a poorly maintained complex, resale may be more difficult.

How can you combine investment with personal relaxation?

The balance between investment and personal use begins before the purchase. It is important to know whether you are looking for a property that you will mainly use for holidays, or whether you want it to generate income during part of the year. The best option is the one where the two goals do not interfere with each other, but complement each other.
If you want to spend the strongest summer weeks in the property, the return from short-term rental will be lower, because that is exactly when demand and prices are highest. If you are ready to rent it out during the active season and use it in May, June, September, or on weekends outside the peak period, the property can bring better income without losing its personal value for you.
It is also important for the property to be convenient for both scenarios. For personal use, you will look at comfort, quietness, view, parking, proximity to the beach, and a pleasant environment. For rental purposes, access, furnishing, maintenance, photos, management, and how easily guests can use the property without additional explanations will matter.
That is why a good compromise does not mean giving up your personal preferences. It means choosing a property that is not too specific. A location that is too remote, difficult access, an inconvenient layout, or high fees can reduce both the pleasure of using the property and its investment potential. The property should be pleasant for you, but also understandable to the market.

The location determines whether the property will work for you

With vacation properties, location has a double role. It determines not only how pleasant personal use will be, but also how easily the property can be rented out or sold later. That is why the choice of area should not be reduced only to where you like to spend your holidays.
On the Southern Black Sea coast, there are different types of markets. Sunny Beach offers a large selection of apartments, an active summer season, and a more affordable entry price. Sveti Vlas attracts buyers who are looking for a quieter environment, a view, and higher-class complexes. Nessebar combines sea, history, and year-round life, while Pomorie is suitable for people who want a seaside property in an urban environment with more conveniences throughout the year.
According to data from the real estate portal Realistimo, the average apartment prices in some of the most sought-after seaside locations are 1,394 euro/sq.m in Sunny Beach, 1,571 euro/sq.m in Pomorie, 1,782 euro/sq.m in Nessebar, and 1,946 euro/sq.m in Sveti Vlas. These figures do not actually say which location is “the best.” They show different market profiles. A more affordable price can be a good opportunity if the property is in a quality complex, with reasonable fees and good maintenance. A higher price may be justified if the area offers a better environment, stronger demand, a better view, or greater liquidity.
The most liquid vacation properties are usually one-bedroom apartments with a practical layout, a good location, and a reasonable maintenance fee. They are comfortable enough for personal use, more accessible in terms of budget than larger properties, and easier to rent out. They are suitable both for couples and small families, as well as for buyers looking for their first seaside property with a more controllable expense.
Properties in well-maintained buildings or complexes, close to the beach, shops, restaurants, and convenient access, also have good liquidity. With them, the potential circle of buyers is wider. Conversely, overly large apartments, properties with very high fees, difficult access, or poor maintenance can limit interest in a future sale.

A vacation property should bring peace of mind, not doubts

A vacation property is a good purchase when it matches both your wishes and your real situation. For some buyers, this means a peaceful place for family holidays. For others, it is a property that can generate income during the active season. For a third group, it is a long-term asset in a location with stable demand.
The most important thing is for the decision to be made with a clear idea of how the property will be used after the purchase. If the goal is personal relaxation, comfort and environment will play a leading role. If the goal is investment, costs, liquidity, and rental potential must be assessed carefully. And when you are looking for a balance between the two, the best choice is a property that is pleasant for you, but remains interesting to the market as well.
